BASIC CHECKUP
For a Home: $500 a year; $138 quarterly
For a Condominium: $450 a year; $125 quarterly
For a Condominium: $450 a year; $125 quarterly
- Annual safety inspection
- Label all valves in home (water & gas)
- Clean and tune furnace: Annually
- Test circuit breakers: Semiannually
- Change furnace filters: Quarterly
- Change humidifier filters: Annually
- Clean humidified regularly during heating season
- Clean dryer exhaust duct: Annually
- Check for water & gas leaks regularly
- Drain water heater: Semiannually
- Check sump pump: Semiannually
- Change batteries in smoke detectors: Annually
- Clean filter on range/cook-top: Semiannually
- Winterize spigots around home: Semiannually
- Replace batteries in electronic thermostat: Annually
- Lubricate garage door hardware: Semiannually
COMPLETE PHYSICAL
For a Home: $650 a year; $175 quarterly
For a Condominium: $550 a year; $150 quarterly

Special Note:
- Add $50 for homes larger than 3,000 square feet
- Add $100 for each additional chimney cleaning
- Add $125 for each additional furnace
- Add $100 for each additional gutter cleaning
- Subtract $50 for a boiler or steam heating systems
